SRC Commujnity Painting Update

The distribution of the ballots has yet to occur as we are still awaiting estimates from the painting contractors. Stan has been working with Kirk Kirkland, the former Board president, in the negotiations (Kirk was involved with the original painting contracts and has knowledge on the matter) and expects to have those figures soon. Until then, the vote will have to be delayed by a few days until that information is provided and can be incorporated into the ballot.
Now, we understand there are still questions as to why the June 5th decision cannot simply just be either reversed or upheld, and why a vote is still necessary. The main reasons are as follows:
• There will be an additional cost involved with repainting the patio/balcony/porch ceilings and soffits for Phase 1 back to the original color (matching the siding color). After being alerted to the issue on July 29th, the Board and Stan met with both painting contractors on August 1st, and the initial verbal estimate to repaint Phase 1 was approximately $1500-$2000 per unit ($36,000-48,000 total). Now as stated above, Stan and Kirk are attempting to negotiate more favorable numbers, but there will most likely be additional costs involved.
• While there have been obviously strong opinions about repainting Phase 1 back to the original color, a number of residents have also expressed the desire to keep the current soffit and patio/balcony/porch ceiling color and not repaint Phase 1. Whether they prefer the updated color scheme or feel that the money could be better spent on what they feel are more important community projects, the opinions have been equally as strong, even if many of them have only been shared to the Board and not the rest of the community.
• Thus, given the two main points above, the only resolution that is fair to all residents is to put the matter to a vote and allow the community to decide on the course of action to follow.
We acknowledge that there was some confusion surrounding the June 5th events, and that a quick decision was made without having all of the necessary information readily available. In short—we didn’t know what we needed to know when asked to make that decision. Nevertheless, the decision was made, lessons have been learned (on all sides), and now we are faced with another decision that may have even greater impacts to the community than before.
Now to make something very clear: The Board is absolutely unbiased on this issue. We will be happy to execute whatever decision is made by the community and resolve this matter. It is our charge to act on behalf of the wishes of all residents no matter how vociferous or soft the voice, and we will continue to do so.
We hope that these additional facts help clear up any confusion that is out there and help in the decision making process.
