Here are some additional updates concerning the roofing replacement:
Is the roofing paper going to be replaced?
No. The original roofing paper will remain. A second layer of roofing paper will be installed. This will add an extra layer of waterproofing and a bit more insulation to the roof.
Are the metal vents going to be repainted?
Yes. All of the vents will be repainted Weatherwood to match the shingles before the job is closed. All flashing will be painted to match the existing flashing after all roofs are replaced and the weather heats up a bit.
How is the roofing replacement being paid for?
This is being paid for by the insurance settlement after the hail damage from last Spring’s storms. The HOA received the initial distribution which will pay for about 90% of the work. The next distribution is withheld by the Insurance company until final inspection.
This is a zero-gain settlement. Even though the HOA has this money in the bank, the Insurance company will only pay the amount of the repair. With the current roofing company the repairs cost about 900K. If we went with a company that charged 800K, the insurance company would only pay that amount.
The HOA pays the roofing company after every 20 buildings or so.

Also:
If you live near one of the staging areas where the materials are being stored, you may not want to park near, or next to, a stack of shingles. We have received a report of at least one instance where the stack fell over. Fortunately, there wasn’t damage to a vehicle but it pays to be prudent around these areas.
You may also want to check your attics since we have been have had a couple of storms during the course of the project. I have been up in mine twice (it rained the day after Unit 14’s roof was replaced and of course the other day and so far…all is well.) I would encourage all owners to inspect their attics and if you notice any leakage, please report it (call Stan during the day at 502-7520 or the Maintenance line after hours at Goodwin Management at 502-7542).
